Seven vendor pricing pages read directly
AI agent for real estate and AI voice agent pricing per lead
A real estate team buys an AI agent for one reason: a lead that waits an hour is a lead that called someone else. We read the pricing pages of Real Geeks, Follow Up Boss, Follow Up Ace, Structurely, Lofty, Ylopo and Verse, worked out what each one costs per lead, and priced the custom build that beats them for teams with their own lead sources and scripts.

the short answer
An AI agent for real estate answers new leads in seconds, asks the qualifying questions, books the call or showing and updates the CRM. The cheapest way to get one is inside the CRM you already pay for: Geek AI Text is $49 a month on Real Geeks and Follow Up Ace is $25 to $55 a seat on Follow Up Boss. Dedicated AI ISAs cost more and hide more: 3 of the 7 vendors we checked publish no price at all, and Structurely publishes usage ($0.07 a voice minute) but not its platform fee. A custom lead-qualifying voice agent runs about $0.52 to $0.59 a lead and $4,800 to $21,000 to build, which pays when you run several lead sources and your own script.
The audit
What AI agents for real estate publish on their own pricing pages
Seven products a US agent, team lead or broker would realistically shortlist, each read from its own pricing page in September 2026. Where the page hides the number behind a demo, the row says so. That is the most useful finding in the table, because a price you only learn on a call is a price set after they have seen your lead volume.
| Product | What the AI does | Published pricing | Best fit |
|---|---|---|---|
| Real Geeks (Geek AI Text) | An SMS assistant that starts and carries text conversations with new leads inside the Real Geeks CRM | Platform $399 a month with 2 users, $500 one-time setup, 6 or 12 month terms. Geek AI Text $49 a month up to 2,500 new AI conversations, $99 to 10,000, $199 above; included with the $299 or $599 lead packages. AI email and AI voice are listed but not yet sold | Teams already on Real Geeks or buying its lead packages |
| Follow Up Boss | AI features built into the CRM on every plan; some rely on the calling add-on | Grow $69 a user a month ($58 annual), Pro $499 with 10 users ($416 annual), Platform $1,000 with 30 users ($833 annual). No contracts, 14 day trial | The CRM most AI add-ons plug into. The AI is an assistant, not a full ISA |
| Follow Up Ace | An assistant inside Follow Up Boss that drafts Fair Housing trained messages, ranks the daily call queue and scores leads. Pro adds live voice | Ace $25 a seat a month, Ace Pro $55 a seat with voice. Database add-on from $49 a month (5,000 contacts) to $899 (500,000). No setup fee | Follow Up Boss teams that want help working the database, not a robot working it alone |
| Structurely | A dedicated AI ISA that qualifies leads by text, email and voice and hands warm ones to an agent | Usage published: voice as low as $0.07 a minute, SMS $0.02 a message, AI email $0.02. Platform fee for the Small Team, Large Team and Enterprise tiers not published; talk to sales | Teams with steady portal and ad lead flow who want qualification done end to end |
| Lofty | CRM, IDX site and lead gen with AI Sales, Social and Homeowner agents sold as add-ons | Not published. All four plans (Agent, Team, Broker, Enterprise) show Request Pricing. Seller lead gen carries a 20 percent ad management fee | Brokerages replacing their whole stack in one purchase |
| Ylopo | Ad-driven lead generation with AI texting on every plan and AI voice from the Growing Team tier | Not published. The page says a fair price depends on your market, database and agent count | Teams that buy their leads from the same vendor that nurtures them |
| Verse | AI plus human ISA lead conversion with a warm handoff to the agent | Not published. Quote-based | Teams that want a person in the loop on every qualified lead |
Three of the seven, Lofty, Ylopo and Verse, publish no number at all. A fourth, Structurely, publishes its meter but not the fee that sits under it; third-party review sites report a platform fee around $499 a month and a $2,000 onboarding charge, which Structurely's own page neither confirms nor denies. The two that publish everything, Real Geeks and the Follow Up Boss pair, are also the two whose AI is a feature of a CRM rather than a product of its own. That pattern repeats across this whole category and it is the same one we found auditing AI agents for small business: the more autonomous the agent, the less likely the price is on the page.
The unit that matters
What an AI agent for real estate costs per lead
Monthly fees are not comparable because every vendor bundles something different. Cost per lead is. We used one team: 200 new leads a month, and a qualification that takes 12 texts, 2 emails and 3 minutes on the phone per lead, which is a short conversation, not an optimistic one. Division on the published numbers, nothing else.
| Option | The arithmetic | Per lead | Per month at 200 leads |
|---|---|---|---|
| Geek AI Text alone | $49 a month, up to 2,500 new conversations | $0.25 | $49, text only. Needs the $399 platform: $448 all in, $2.24 a lead |
| Follow Up Boss Grow + Ace Pro, solo agent | $69 + $55 a month, voice included, no per-message charge | $0.62 | $124, and the CRM is included |
| Follow Up Boss Pro + Ace Pro, 10 agents | $499 + 10 seats at $55 | $5.25 | $1,049, but it is the whole team CRM plus an assistant for ten people |
| Structurely usage | 12 x $0.02 + 2 x $0.02 + 3 x $0.07 | $0.49 plus the platform fee | $98 usage. With the reported $499 fee and $2,000 onboarding over 24 months: about $680 |
| Custom voice and text agent | 3 minutes on a managed voice platform at $0.133 to $0.158 + 12 texts at $0.01 | $0.52 to $0.59 | $104 to $119 running, plus the build (next section) |
| Lofty, Ylopo, Verse | No published price | Cannot be computed | Ask for it in the same unit before the demo ends |
Two readings. First, for a solo agent on Follow Up Boss the question is closed: $124 a month buys a CRM and an assistant with voice, and nothing else on this page comes close. Second, the per-lead meter is small on every option. Even the custom agent's $0.59 is a rounding error next to what a portal lead costs to buy. What separates the options is the fixed fee underneath, and whether the agent can act on every lead source the team pays for or only the ones its own vendor supplies. The voice minute in the custom row comes from our Retell AI pricing vs Vapi breakdown, where the same agent is priced line by line on both platforms.
What it actually does
Six jobs a real estate AI assistant takes off the team
The Harvard Business Review study of 2,241 US companies found firms that tried to reach a web lead within an hour were nearly seven times as likely to qualify it as firms that waited even one hour longer. Every job below is a version of not waiting.
Speed to lead on portal and ad leads
A Zillow, Realtor.com, Facebook or Google lead gets a text within a minute at 11 pm on a Sunday, asks timeline, pre-approval, area and price, and lands in the CRM tagged and scored.
After-hours and overflow calls
An AI voice agent for real estate answers the sign call and the listing line when every agent is at a showing, takes the property address and books a call back instead of a voicemail nobody returns.
Database revival
Old leads and past clients get a short, human-sounding check-in. The ones who reply "actually, we are thinking about selling" go straight to an agent with the conversation attached.
Showing and consultation booking
The agent reads the calendar, offers two real times and books the buyer consultation, routing the written buyer agreement for signature before a tour is confirmed.
Lead routing across the team
Qualified leads go to the right agent by area, price band and language, with a round robin fallback and a timer that reassigns the lead if nobody calls within ten minutes.
Listing and market-update drafts
Listing descriptions, open house posts and monthly market emails drafted from the MLS data, checked by a person, sent under the agent name.
The routing job is where most teams find out their CRM's built-in rules are too blunt. If the agent qualifies a lead and then drops it into a shared pond, the minute you saved is lost. Rules that send each lead to the right person, and pull it back when they do not act, are worth setting up with proper lead assignment software whether or not the first touch is AI. For the phone side on its own, our real estate answering service comparison prices the human alternative.
Buy or build
When a custom AI agent for real estate lead generation costs less
A lead-qualifying agent that texts and calls, reads and writes one CRM through its API, books into a calendar and routes by rule is 80 to 140 hours of work. At the $60 to $150 an hour marketplace developers who ship voice agents bill, that is $4,800 to $21,000. Spread over 24 months and add about $110 a month to run it at 200 leads, and the custom agent costs $310 to $985 a month.
| Your situation | Cheapest monthly option | Custom build at 24 months | Verdict |
|---|---|---|---|
| Solo agent on Follow Up Boss | $124 (Grow + Ace Pro) | $310 to $985 | Buy. The build never catches up |
| Team on Real Geeks, leads from its packages | $448 (platform + AI Text), $0 extra with a lead package | $310 to $985 | Buy. The AI comes with leads you already pay for |
| Team paying a dedicated AI ISA | About $680 (reported fee + usage + onboarding) | $310 to $985 | Build if the hours come in near 80; stay if they come in near 140 |
| Brokerage with 4 or more lead sources and its own script | Often two or three tools stacked | $310 to $985 for one agent across all of them | Build. One agent, one script, every source |
| Commercial or investor team, off-market outreach | No consumer ISA fits the conversation | Same range | Build. The script is the product |
The dedicated-ISA row is the interesting one, because the answer depends entirely on hours, and hours are the number a vague quote leaves out. An agent scoped as "qualify leads" is a 140 hour job. The same agent scoped as "text every new Zillow and Facebook lead within 60 seconds, ask these five questions, book into this calendar, write these three fields to Follow Up Boss, hand anything with a sell date inside 90 days to a person" is an 80 hour job, because the developer is not guessing. Our AI agent development cost audit breaks those hours down by agent type, and the AI voice agent development page covers the phone side in detail.
The rules it has to follow
Three US rules every real estate AI agent must be built around
Consent for calls and texts. In February 2024 the FCC ruled that AI-generated voices are artificial voices under the Telephone Consumer Protection Act. An AI call to a cell phone needs prior express consent, and prior express written consent when the call is telemarketing. Replying to a lead who submitted a form asking to be contacted is the normal case; dialing a purchased list is not. A good build stores the consent source with every lead and refuses to call without it.
Fair housing. The agent answers questions about a property and a buyer's needs. It does not describe neighborhoods by who lives in them, answer "is this a good area for families like mine", or steer anyone by a protected characteristic. That has to be in the prompt, in the test set and in the transcripts someone reviews each week, not just in the vendor's marketing.
Written buyer agreements. Since the NAR settlement practice changes took effect on 17 August 2024, MLS participants working with a buyer need a written agreement before touring a home. An agent that books tours straight off a text thread creates exactly the problem the rule was written to prevent. Book the consultation, or send the agreement for signature first, then confirm the tour.

The honest version
Where BotGigs fits, and where your CRM's AI is the better buy
BotGigs does not sell a real estate CRM or an ISA subscription. It is a marketplace: a library of ready-made agents and vetted developers who build custom ones. Buyers pay $99 a month on the Growth plan to keep a job on the board, with no hire fee, and agree the rate with the specialist directly. See BotGigs pricing for the plans.
That is the wrong purchase for a solo agent on Follow Up Boss or a team buying leads from Real Geeks, and the table above says so. It is the right one for a team or brokerage with several lead sources, a script that wins more listings than the vendor's, commercial or investor outreach no consumer ISA handles, or a monthly ISA bill it wants to turn into an asset it owns. If you are comparing builders, our AI agent development company audit shows what the agencies charge and what they publish.
Questions
Questions teams ask before buying an AI agent for real estate
What is the best AI agent for real estate?
The best AI agent for real estate is the one that lives inside the CRM you already pay for. On Follow Up Boss, add an assistant such as Follow Up Ace ($25 to $55 a seat). On Real Geeks, Geek AI Text is $49 a month or included with a lead package. For a team that needs calls answered and leads qualified by voice across several lead sources, a dedicated AI ISA such as Structurely, or a custom voice agent, is the fit.
How much does an AI agent for real estate cost?
From about $49 a month for AI texting inside a CRM (Real Geeks Geek AI Text) to several hundred a month for a dedicated AI ISA. Structurely publishes usage at $0.07 a voice minute and $0.02 a text but not its platform fee. Lofty, Ylopo and Verse publish no prices at all. A custom lead-qualifying voice agent costs about $4,800 to $21,000 to build and roughly $0.52 to $0.59 a lead to run.
Can AI replace an ISA in real estate?
For the first touch and the long nurture, largely yes: an AI agent answers a new lead in seconds at any hour and keeps texting for months without forgetting. It does not replace the ISA who handles a motivated seller on the phone, negotiates a showing time with a nervous buyer or reads a tone of voice. Most teams that switch keep one human for warm transfers and let the agent do the volume.
How do real estate agents use AI agents?
Mostly for speed to lead and follow-up: answering portal and ad leads within a minute, asking the qualifying questions (timeline, pre-approval, area, price), booking a call or showing into the agent calendar and updating the CRM. The next most common jobs are answering after-hours calls, reviving old database contacts, and drafting listing descriptions and market updates.
Is it legal to use an AI voice agent to call real estate leads?
Yes with consent. In February 2024 the FCC ruled that AI-generated voices count as artificial voices under the Telephone Consumer Protection Act, so an AI call to a cell phone needs the same prior express consent as a prerecorded call, and prior express written consent when it is telemarketing. Inbound calls and replies to a lead who asked to be contacted are the safe starting point.
Can an AI agent book showings for a real estate team?
Yes, if it can read and write the agent calendar and the showing tool. Since the NAR settlement practice changes took effect in August 2024, MLS participants working with a buyer need a written buyer agreement before touring, so a well-built agent books the consultation or routes the agreement for signature before it confirms a tour.
Should a brokerage build its own AI agent or buy one?
Buy when your CRM vendor already sells an agent that does the job. Build when you run several lead sources and a CRM the vendors do not reach, need your own qualifying script and routing rules, or pay a platform fee plus usage that tops about $680 a month. A custom build at the low end of the range costs about $310 a month spread over two years.
Does an AI agent for real estate work with Follow Up Boss?
Yes. Follow Up Boss includes AI features on every plan, from $58 a user a month billed annually, and has an open API that assistants such as Follow Up Ace and custom agents use to read leads, write notes and move stages. A custom agent built on that API can also act on leads that arrive from sources Follow Up Boss does not natively handle.
